Development strategy

Our new Development Strategy is currently with our board for approval, but we remain committed to delivering 1,900 new homes a year across all tenures by 2022. We will also continue to assess our existing assets; regenerating where we can maximise the potential to deliver the right homes for local people.

Our shift will come through a greater proportion of land-led schemes (making us less reliant on S.106) and will be delivered through both the acquisition of a land-bank, and through more partnership and Joint Venture programmes.

Further, our development ethos will align to longer-term PLACEMAKING objectives when deciding when, where and how to build:

  • The right place
  • The right mix of tenures
  • Well-connected communities
  • Environmentally sustainable
  • Good design
  • Maximum affordability
