Hutton Close

For many years we’ve been planning to redevelop the 54 homes in Hutton Close into modern family homes, including affordable properties to rent or buy.

While we've been supporting our current residents in Hutton Close, we've also been working on our plans to transform the area.

We'll be talking to local residents and the council about the new scheme in January, gathering views before we putting a planning application forward.

Working in partnership with David Wilson Homes, a quality house builder with recent new developments at Kersey Crescent and at The Racecourse, we're working towards applying for planning in spring 2017.

Why are you redeveloping Hutton Close?

Hutton Close is a collection of 54 homes, which are a mixture of flats and bungalows currently for affordable rent, market rent and some short-term temporary accommodation managed by West Berkshire Council.

The homes are older, built in the late 1950s and 1960’s and small by modern standards. They can be inefficient and expensive for residents to heat and the costs for us to maintain them are rising. It’s also becoming increasingly difficult to find new tenants for these homes when they become vacant.

We’ve been considering redeveloping the area for some years as the site presents a great opportunity to build larger family homes in a central Newbury location to meet local housing need.

What are you proposing to build on the site?

We’re working towards submitting our planning proposals for redeveloping the area, including the demolition of our existing bungalows and flats in Hutton Close, in spring 2017.

We haven’t yet decided on the mix of homes, but we’ll be building more homes than are currently on the site and we expect to include more modern family homes, which will include affordable housing to rent and to buy.

We’ll be inviting the residents in and around Hutton Close to take part in a public consultation in January and of course any plans will be subject to the usual planning process.

What are you doing for the residents living in Hutton Close now?

We completely understand this is unsettling for some  residents in Hutton Close who have lived here for several years. We’ve been talking to them throughout this process to explain the reasons for the redevelopment and work together to help them find a suitable new home .

For those with secure tenancies, we've found new homes for many and will continue to work towards finding a suitable alternative, such as the nearby Willow Close, as well as bungalows, flats and houses.

Have you done this before?

We’re a not-for-profit housing association, reinvesting any profits into providing more affordable housing that meet local need. We regularly build over 1,000 new much-needed new homes every year.

Castle View

We’ve finished another regeneration scheme in Newbury over at Kersey Crescent, which is now called Castle View. Working with David Wilson Homes, we redeveloped four derelict blocks of flats into a new community of modern private and affordable homes.

We have a track record of successfully helping residents successfully move into new homes that meet their needs, both at Castle View and many other regeneration developments. We are committed to continue to work with and support our residents at Hutton Close.
