Our schemes

We develop new schemes through the following ways

  • A developer contacts us with a Section 106 opportunity. This is where developers are obliged under the Town and Planning Acts to provide new affordable housing within their larger private development schemes and they approach us to work in partnership to develop the affordable homes.
  • Individuals or agents may wish to sell or redevelop their schemes in partnership with us.
  • The local authority may approach us to develop schemes or manage schemes on their behalf.
  • We bid for schemes on the open market.
  • Regeneration of our own land, or existing estates owned by us or local authority partners.
The development decision

This is made based on the resources we have available, the partial funding available for the scheme from the Housing Corporation (the social housing grant), and, in line with our corporate mission statement - whether the scheme will be one where people want to live.

We consider things like:

  • the location: local amenities, school and transport links;
  • whether the land is contaminated;
  • noise pollution;
  • any abnormal features that the site may present; and
  • the housing need in the area.
